Why a finish carpenter is writing this

It might seem strange for a finish carpentry company to publish a guide on how to hire one, including how to spot the bad ones. But we'd genuinely rather you hire the right carpenter than the cheapest one, even on the days that isn't us. A built-in done badly is a daily reminder hanging on your wall, and it sours people on custom work altogether. So here's the honest version of what to look for, written by people who do this every day across Jacksonville and St. Johns County.

First: custom millwork vs. prefab

Before you hire anyone, it helps to know what you're actually buying. There are really two different things people call "built-ins."

Prefab or big-box cabinetry is built in a factory in standard sizes, then assembled and trimmed out on site. It's faster and cheaper, and for some projects it's a perfectly reasonable choice. The trade-offs are worth knowing, though. The sizes rarely fit your space exactly, so you end up with filler strips and gaps. The materials are often particleboard with a printed surface. And it will always look like furniture set against a wall rather than part of the house.

True custom millwork is measured to your room and built for it. It's scribed to your walls, matched to your ceiling height, and fit around your arches and outlets. It costs more, and it takes a skilled person to do it well. But it's the difference between a cabinet that's in your home and one that looks like it was built into your home. If you've ever seen a built-in that looks like it was always there, that's custom work.

Neither is wrong. Just know which one you're paying for, and make sure the quote matches the expectation.

"Licensed and insured": what it should actually mean

Almost everyone says it. Fewer can show it. In Florida, you want a carpenter who can hand you proof of liability insurance before any work begins, not after you ask twice. Insurance protects your home if something goes wrong on the job, which is the entire point. We provide our documentation up front, as a matter of course, because asking a stranger to do work in your home and trust them on their word alone isn't fair to you.

Ask for it. A real professional will be glad you did.

Red flags worth walking away from

Most problems show up before the work even starts, if you know what to listen for.

Vague pricing. "We'll figure out the final cost as we go" is how budgets get blown. You want a clear, single price for a clearly defined scope, agreed before anyone picks up a saw.

A large up-front deposit. A reasonable deposit at signing is normal. Being asked for most of the money before the work is done is not. We take a standard deposit, and the balance is only due after the project's finished and you're satisfied. That structure keeps everyone honest.

No portfolio of real, finished work. Renderings and stock photos aren't a track record. You want to see actual projects in actual homes. (Ours are on our portfolio and written up one by one in our project journal.)

No reviews, or reviews they can't point you to. Real reputations are verifiable. You can read ours on our testimonials page and on Google.

Pressure. "This price is only good today" is a sales tactic, not a quote. Good work sells itself. It doesn't need a countdown.

Bring these to any consultation. The answers tell you a lot.

• Is this custom-built for my space, or assembled from stock cabinetry?
• Can I see your insurance documentation before work begins?
