The honest answer first

Every homeowner asks us the same thing first: what does it cost. Fair question. You can't plan around a number you don't have. So here's the straight answer up front: there is no flat price for custom built-ins, because nothing we build comes off a shelf. A floating-shelf dry bar in a Ponte Vedra condo and a floor-to-ceiling entertainment wall with a fireplace and hidden wiring in a Nocatee great room are two completely different projects. Both get called a "built-in." That's about where the similarity ends.

What actually moves the price

Almost every quote we write comes down to five things. Understand them and you'll have a feel for where your project lands before we ever measure a wall.

1. Scope and size. The biggest factor, no contest. A single accent wall is one thing. Cabinetry that runs floor to ceiling and corner to corner is a whole different undertaking. More linear footage, more height, more doors and drawers. All of it adds material and hours on site.

2. Paint-grade vs. stain-grade. Paint-grade work is MDF and poplar sprayed to a clean finish. It's the right call for most accent walls and board-and-batten, and there's no shame in it. Stain-grade is real hardwood showing its grain through a stain or clear coat, and it costs more in material and labor both. Every joint and every board gets selected and matched so the grain reads as one continuous piece. That's slow work. It's supposed to be.

3. Finish level and complexity. Shaker doors, glass fronts, integrated lighting, a stone or porcelain surface, an electric fireplace, hidden cable management, soft-close hardware. Each one is a deliberate upgrade. Together they're what separates custom millwork from a flat-pack cabinet. They're also where most of the value lives.

4. Site conditions. Older homes in San Marco or Riverside come with walls that aren't plumb and floors that aren't level, and scribing new work into existing trim takes extra care. Newer construction in the St. Johns County communities is more straightforward. Either way, we build to the house we find, not the house on paper.

5. Matching existing millwork. If the new built-in needs to read as original to the home, disappearing into trim, beams, or cabinetry that's already there, we match the profiles, stain, and species until the reveal lines line up and the whole wall looks like it was always that way. That takes time. Time well spent.

A realistic way to budget

We don't publish a price list. A list would either be so wide it's useless or so specific it'd be wrong for your home. But you shouldn't walk into a consultation blind, either. So here's the framing we'd give a friend.

However you approach the budget, keep one thing in mind. The cheapest bid and the right build are rarely the same thing. Finish carpentry is one of the few trades where the quality sits in plain view every single day, on a wall you look at constantly. Get it right the first time.
