Board and Batten Accent Wall in a Powder Room — Rivertown, St. Johns, FL

The Project
This powder room sits inside a newer home in Rivertown, one of St. Johns, Florida's most thoughtfully designed communities. The homeowner had a clear vision: take a perfectly functional but completely bare powder room and give it real character with a board and batten accent wall. The finish they chose — Sherwin-Williams Accessible Beige in the Emerald Urethane Satin formula — would anchor the lower half of the walls while bright white carried the upper walls and trim, setting the stage for wallpaper they planned to hang above once our work was done.
What made this job stand out before we even picked up a nail gun? The homeowner found us on Instagram, sent a few text messages, submitted a deposit, and we were on-site within a week. No in-home consultation required — just clear communication, mutual trust, and a shared eye for detail. That kind of streamlined process is exactly what we aim for at AVP Construction JAX INC.

The Challenge
On paper, a powder room board and batten installation sounds straightforward. In practice, every small space has its quirks. The room is compact — the kind of tight footprint where every measurement has to be exact, because there's nowhere to hide an uneven reveal or a rail that's a hair off level. The grid of rectangular panels had to flow cleanly around the pedestal sink, the toilet, and the door casing, all while accounting for the existing baseboard profile that needed to integrate seamlessly with the new wainscoting rail.
Getting the spacing of the battens consistent across walls of different widths — including the narrow wall behind the toilet — required careful planning before a single piece of trim went up. You can see in the before photos just how bare and flat the room felt; the goal was to make the finished millwork look like it had always been there.

The Build
We started by marking out the rail height and laying out the batten grid on all four walls, making sure the panel proportions felt balanced at eye level in such a narrow room. The horizontal chair rail runs continuously around the room, tying every wall together into one cohesive frame.

In the during photos you can see the battens going in — the vertical and horizontal trim members nailed flat to the wall, creating the recessed-panel effect that gives board and batten its classic look. Drop cloths were down from the start to protect the subfloor while finish work was underway. The caulk and filler stage is where this kind of trim work lives or dies; every seam, every nail hole, and every joint between the new trim and the existing baseboard got careful attention before a drop of paint touched the walls.

Once the millwork was tight and all the fills were smooth, we applied Sherwin-Williams Accessible Beige in their Emerald Urethane Satin finish to the paneled lower section. The Emerald Urethane line is a premium choice for bathrooms — it's exceptionally durable, scrub-resistant, and holds a beautiful, light-reflecting sheen that makes the panel profiles really pop. The upper walls above the rail stayed white, creating that two-tone contrast the homeowner was after and leaving a clean canvas ready for the wallpaper installation they had planned to follow.
The Result
The difference is immediate. In the after photos, the powder room in this Rivertown home looks like it belongs in a design magazine. The warm greige tone of the Accessible Beige panels plays perfectly against the bright white trim, the crisp panel lines draw the eye and add architectural depth, and the brushed gold hardware — the toilet flush lever, the towel bar, the toilet paper holder, and the pedestal sink faucet — all tie together with that tan warmth in a way that feels intentional and refined.

Looking straight into the room from the doorway, the full wainscoting grid wraps every wall cleanly, and the large-format tile floor grounds the whole composition. What was once a flat, forgettable powder room in a new build in St. Johns is now the kind of space guests actually notice.

The close-up overhead shot shows just how sharp the panel lines are and how cleanly the Accessible Beige panels meet the white rail above — no bleed, no soft edges, just clean lines from corner to corner. That's what the Emerald Urethane formula delivers when you take the prep seriously.

This is exactly the kind of accent wall upgrade that changes how a home feels from the moment you walk in. A powder room is often the first space guests use — making it feel designed and intentional is always worth the investment.
